If you’re about to put your home on the market then this may well be a question that’s on your mind. Is a floor plan a necessity now?
Floor plans have only become popular in more recent years, and were certainly a rarity before the days of Rightmove and Zoopla. We live in a time where buyers are savvy online, impatient and want all the information quickly at their fingertips. Most estate agents now recognise the importance of providing a floor plan when putting your property on the market, but worryingly, many properties are still being listed without them. I think most people now realise that a floor plan is absolutely essential when selling your property – but why?
- The most obvious reason is so that buyers can look at the layout of your property, work out how they can use the space and whether it will work for them. In my days as an estate agent, many buyers told me that they wouldn’t even bother booking a viewing if a property had no floor plan online! Buyers want to see which rooms are next to each other, the shape of the rooms, and the general layout – something you can’t always tell from photos. TOP TIP – it’s extremely important that your floor plan has the room measurements on it. Many estate agents don’t put measurements on the floor plan itself, instead including them in the main description. This really irritates people. When looking at layouts, buyers need the measurements too and they don’t want to have to go back and forth trying to work out the dimensions of each room.
2. Buyers also like to look at floor plans AFTER a viewing. They may have really liked your property and are considering whether it will work for them. They need that floor plan to plan how the space will work for them, or perhaps if they’re considering doing work there. Make life easier for them and their decision easier.
3. Floor plans can also better show off the space your property has to offer. Perhaps your photos don’t show off the space very well (clearly not if they were my shots, but this is hypothetical!) and a floor plan can help a buyer realise that a property is bigger than it looks online. Make sure your floor plan also has the total square footage of the property, as this will also be of benefit.
