I was recently recommended to a couple who were looking to put their property on the market. They have a lovely home in Sampford, not far from Finchingfield in Essex – a truly beautiful place and fairly local to me. They had previously been on the market with a local estate agent, who had taken their original photos to use on Rightmove. They initially marketed the property at £650,000. They had one early viewing and then nothing. They reduced the price to £600,000 and still received no viewings. They took the property off the market, feeling totally fed up and they had a break off the market.
They recognised that the estate agent photography didn’t do the house justice, and knew that they needed professional photos to get the property sold this time. I attended the property and spent a good couple of hours capturing the property. There were plenty of great shots as the house has a lovely garden and beautiful views from every window. Whilst sat with the owners having a cup of coffee, I looked up the previous images from Rightmove. I couldn’t believe the difference between their photos and how lovely the property was in “real life”. The property was bright and airy with plenty of windows, it had lovely views and the most amazing setting. None of this had come through in their estate agent photography sadly. Now I don’t want to criticise the estate agent as they were doing their best job with the skills and equipment they have, but it just shows that you can’t beat a professional. This is what I do day in, day out so it comes naturally to me. I know what settings to use, what equipment I need, and as I just do property photography it’s my specialism. Estate agents aren’t photographers. Again, this isn’t a criticism, just a fact.
THE RESULT
The clients were delighted with their new photographs and they had them ready to give to their new estate agent, Braintree based Taylor Milburn. They marketed at £700,000 this time, which Jamie from Taylor Milburn felt was very achievable. He was absolutely right! After just a few weeks, they had had numerous viewings, lots of positive feedback and finally they achieved an offer close to their asking price. If ever there was a story to prove that professional photography is ESSENTIAL when selling your property then this is it. I charge £180 for photography of a property of this size, so what a massive return on investment! Not only does professional property photography help you to achieve the best price, but it can help you to sell your home faster too.
